Most commercial property owners overpay federal taxes year after
year by missing out on allowable depreciation expense deductions.
Internal Revenue Service (IRS) tax laws provide for accelerated
depreciation expense deductions which are available to the
commercial property owner. However, without an
engineering-based Cost Segregation Study, the taxpayer is unable
to take full advantage of the tax law, ultimately surrendering
significant cash flow to the IRS in the form of taxes paid!

We specialize in engineering based Cost Segregation Studies
-- classifying or reclassifying construction or acquisition
costs for tax depreciation purposes.
A typical Cost Segregation Study involves reclassifying the
capitalized cost of a commercial use, or multi-residential, building
from a 39, 31.5, or 27.5 year depreciable life to 5, 7 and 15-year
lives which are eligible for accelerated depreciation.
The benefit of accelerating the depreciation translates into current
period tax savings, improved cash flow for reduced taxes and
greater discretionary use of internally generated profits.
The engineering approach provides the most accurate
classification of assets into their correct categories. The end result
of a properly performed engineering based study includes a fully
supportable report from both a tax and construction standpoint,
and the proper classification of assets under MACRS providing the
correct depreciation recovery period and method.
